Bowie MD Property Taxes Explained: FY2027 Rates, the City Increase and Worked Examples
October 1, 2026Bowie homes sold at a median of 100% of list price in 19 days between April and September 2026, but the monthly median swung from $470,000 in May to $515,000 in September (Bright MLS data, April to September 2026). That spread is why pricing off one neighbor’s spring sale can leave money on the table or leave your house sitting, and this guide shows how to price, prepare, disclose and net out a Bowie sale with real 2026 numbers.
All market figures cover ZIP codes 20715, 20716, 20720 and 20721. Every cost assumption in the net sheet is labeled so you can replace it with your own.
What will my Bowie home sell for in 2026?
Start with the closest comparable sales, then sanity-check them against these medians. Across 598 closed sales, the overall median was $500,000 at about $264 per square foot.
| Neighborhood (MLS name) | Median price | Sales | Median days on market |
|---|---|---|---|
| Belair (all sections) | $500,000 | 158 | 13 |
| Foxhill | $500,000 | 10 | 7 |
| Northview | $480,000 | 10 | 7 |
| Pointer Ridge | $490,000 | 21 | 10 |
| Somerset | $536,000 | 11 | 31 |
| Woodmore | $630,000 | 16 | 29 |
| Fairwood | $750,500 | 16 | 19 |
Source: Bright MLS data, April to September 2026. Small samples move easily, so read a 10-sale median as a range, not a promise. By bedrooms, three-bedroom homes had a $470,000 median across 247 sales and four-bedroom homes $585,000 across 227.
In the Belair sections, the comps that matter are usually on your own lettered streets: S streets in Somerset, K streets in Kenilworth, T streets in Tulip Grove, F streets in Foxhill. The Belair median blends Capes, Ranchers and expanded Colonials, so the model and the quality of past additions matter more than the Belair-wide number.
Is now a good time to list?
On October 1, 2026 there were 292 active listings against about 100 closings a month, roughly 2.9 months of supply. That is still a seller-leaning market, but not the bidding wars of 2021 and 2022. Buyers are also absorbing higher rates: Freddie Mac’s 30-year average hit 7.28% on October 1, 2026, the highest since November 2023.
What that means for you: buyers are payment-sensitive, so a price that is $15,000 too high now costs you showings, not just negotiation room. Homes that launch at the right number go in the first one to two weeks. Homes that pass 30 days usually end up selling for less than if they had been priced right at launch.
Listing in October or November means fewer competing homes. Spring brings more buyers and more competition. Either works when the price fits.
How should I prepare a Bowie house for sale?
Buyers here pay for systems they do not have to replace: roof, HVAC, water heater, windows and electrical panel. On a 1960s Levitt house, a pre-listing inspection lets you fix or price in problems before the buyer’s inspector finds them mid-negotiation.
- Paint, flooring, lighting, landscaping. These usually return more than they cost. Full kitchen remodels right before listing rarely do.
- Permits. If you added a deck, addition, shed, fence or finished basement, buyers and appraisers may ask for permits. Inside the city, that work needs a Prince George’s County DPIE permit and a separate City of Bowie permit (City Community Services, 301-809-3008).
- Clear-out, city addresses. Bulk items go out on your regular trash day for single-family homes and townhomes: mattresses, wooden and upholstered furniture, rugs cut to 4-foot lengths, toilets. Tires and metal need a special pickup (301-809-2338). Bulk is not collected at condominiums. Start several weeks before photos.
- Clear-out, county addresses. Unincorporated homes on county-contracted service can set out bulky items weekly with regular collection; schedule through PGC311 (311 or 301-883-4748) if you only pay for bulky service.
- Yard. City yard waste goes out Wednesdays in brown paper bags, and the curbside vacuum leaf program runs October to December, which helps fall listing photos.
What disclosures does Maryland require?
Under Real Property 10-702, you must give the buyer either the Maryland Residential Property Disclosure and Disclaimer Statement as a disclosure or as a disclaimer, on or before the contract is signed. If the buyer does not get it before signing, they can rescind within five days of receiving it and get their deposit back. That is a real reason to have it ready before the first showing.
The disclaimer route (“as is”) does not remove your duty to disclose known latent defects: material defects a careful visual inspection would not reveal that pose a direct threat to health or safety. The disclosure form itself asks about the foundation, roof, plumbing, electrical, heating, smoke and carbon monoxide alarms, wood-destroying insects, lead, radon, oil tanks, zoning violations and flood or Critical Area status.
Also expect: the federal lead-based paint disclosure for any home built before 1978, which includes every original Levitt house, and the resale disclosure package if you are in an HOA or condominium. The buyer has seven days after receiving that package to cancel, so deliver it early. Estate sales handled by a personal representative are among the transfers exempt from 10-702.
What does it cost to sell, and what will I net?
Here is a sample net sheet for a $500,000 sale settling November 30, 2026, inside city limits. Assumptions: commissions are illustrative because every fee is negotiable and there is no standard rate; transfer and recordation taxes split 50/50, a common local practice; the full fiscal 2027 tax bill of $8,505 (a $450,000 assessment at $1.89) was already paid in September; and a $250,000 mortgage payoff.
| Line item | Amount |
|---|---|
| Sale price | $500,000 |
| Listing brokerage fee (illustrative 2.5%) | minus $12,500 |
| Buyer agent compensation, if you agree to offer it (illustrative 2.5%) | minus $12,500 |
| Half of county transfer ($7,000), state transfer ($2,500) and recordation ($2,750) taxes | minus $6,125 |
| Seller settlement fees, deed preparation, lien release (placeholder; get a title company quote) | minus $1,000 |
| Mortgage payoff (assumption) | minus $250,000 |
| Prepaid property tax credit from the buyer, December 1 to June 30 (212 days) | plus about $4,940 |
| Estimated net to seller | about $222,815 |
Inspection repairs or credits come off the top, so keep a cushion. If the buyer is a first-time Maryland homebuyer, the state transfer tax drops to 0.25%, and Maryland law sets its own default rules on who pays the transfer and recordation taxes in that case. Read that section of the contract with your agent before you accept.
Sell, rent it out, or wait?
If you are thinking about keeping the house as a rental, price the license in. Inside city limits, the City of Bowie requires a rental license for every rental, including basement units and in-law suites: $120 a year for a house, condo or townhome, a $50 application fee and a yearly inspection. Short-term rentals cost $400. Unincorporated addresses use the county’s single-family rental license through DPIE instead.
If you are buying again in Maryland, apply for the Homestead Tax Credit on the new home through SDAT. Your current credit stays with you as owner, not with the house, and the buyer starts their own.
