South Lake: the biggest one

South Lake sits at Routes 214 and 301 on 381 acres the City annexed in 2019. The City's December 2024 outline approved 1,360 homes: 342 single-family, 567 townhouses, 126 two-over-two condos and 325 apartments, with the apartments (Fairmont at South Lake) complete. The community has a clubhouse with a gym, a resort-style pool with splash pad, two dog parks, trails with fitness stations, a lake, and South Lake Marketplace, where a Giant opened on March 28, 2025. Liberty Sports Park sits next door.

Because South Lake is inside the City of Bowie, owners pay the City tax, which rose from $0.40 to $0.58 per $100 of assessed value for fiscal 2027, and get City trash and Bowie Police. Run the numbers in our property tax guide.

What is approved or proposed next?

  • Mill Branch Crossing (74 acres): 193 townhouses and 347 to 408 apartments, plus retail and a 150 room hotel.
  • Melford (466 acres): 293 townhouses planned within up to 2,500 total homes; The Aspen apartments opened in 2024.
  • Bowie State MARC station area: in July 2026 the state and county selected development teams for about 100 acres around the station, expected to yield about 400 homes including multifamily, senior housing and single-family, plus retail and office. No completion date is set.
  • Former Sears at Bowie Town Center: approved in 2021 for up to 800 homes, with no recent activity according to the City.
  • Outside city limits, the City's March 2026 review report lists Glenn Dale Reserve (134 condo townhouses), Glenn Dale Cove (41 attached homes) and The Villages at Bowie (30 townhouse villas). Inside the city, a proposed rezoning at Hilltop Plaza on Race Track Road for about 30 attached homes drew mostly opposition at its March 18, 2026 meeting.

Hall Station in 20721 is often listed as "newer construction," but it was built around 2011 by NVR and now sells as resale.

What should you negotiate with a builder?

  • Closing cost help versus the preferred lender. Builders often tie incentives to their own lender. Get a written loan estimate from an outside lender too, and compare the total cost, not the headline credit.
  • Rate buydowns. With the 30-year average at 7.28% on October 1, 2026 (Freddie Mac), a buydown can matter more than a price cut. Ask what each option does to your monthly payment.
  • Lot premiums and options. Base price is the floor. Negotiate on the lot, the finished basement and structural options before you sign; design center upgrades are harder to move later.
  • Inventory homes. Quick move-in homes that are finished or close to it carry the builder's carrying cost, which is your leverage.
  • Your own inspections. Hire an independent inspector at pre-drywall and before final walkthrough, and put that right in the contract.
  • The warranty. Prince George's County requires builders to hold a county building contractor's license, Maryland Home Builder Registration and current enrollment in an approved new home warranty security plan. Ask for the plan documents and what each year covers.
  • Settlement date flexibility. Construction delays happen. Make sure your rate lock and your current lease or home sale can stretch.
