Luxury Homes in Bowie, MD
Only 80 of Bowie's 598 sales from April to September 2026 crossed $700,000. Here is where the top of the market is, what it costs and what it buys.
Only 80 of Bowie's 598 closed sales between April and September 2026 crossed $700,000, about 13% of the market (Bright MLS data). The highest neighborhood medians belong to Fairwood, Collington, Mitchellville and Woodmore, and Fairwood, Mitchellville and much of Woodmore sit outside the City of Bowie, so buyers there pay no City tax at all.
This page covers where Bowie's high end really is, what the 2026 numbers say, what new luxury construction costs, and what a $700,000 to $1 million budget buys here compared with the rest of the region.

Source: Bright MLS data, April to September 2026, ZIPs 20715, 20716, 20720 and 20721. Small samples swing easily, so treat a 7 sale median as a signal, not a price tag. By ZIP, 20721 posted the highest median at $557,000, followed by 20720 at $535,700.
What is Fairwood?
Fairwood is an unincorporated community off Church Road between MD 450 and Route 50, west of city limits. It covers about 3.5 square miles and, according to its association, is approaching its planned maximum of about 1,800 homes, many built in the 2000s. A five member elected board runs the Fairwood Community Association, and the community center at 12600 Fairwood Parkway anchors pools, ponds, parks and nature trails that are reserved for residents. It became its own Census-designated place in 2010.
Fairwood's $750,500 median sat about $250,000 above Bowie's overall median, and its 19 day median matched the market. That combination tells you the buyer pool at this price is real, not thin.
What about Woodmore and Mitchellville?
Woodmore is built around the private Country Club at Woodmore, whose Arnold Palmer and Ed Seay course opened in 1981 (the club itself dates to 1923). Its 29 day median was the slowest of the luxury group, which gives a prepared buyer room to negotiate, especially on homes that need updating. See our golf course homes page for the club details.
Mitchellville is a Census-designated place of 11,136 residents (2020) that shares the 20716, 20720 and 20721 ZIP codes. The historic Mitchellville crossroads actually lies in today's South Bowie, so always confirm jurisdiction by address. Enterprise Golf Course, a public course, is on Enterprise Road.
What does new luxury construction cost?
- Fairview Manor (Caruso Homes, 20721): estate homes from $1,069,990 on wooded lots of 0.69 to 1 acre, 3,274 to 5,622 square feet, with access to Route 50 and Route 301.
- South Lake (DRB Homes, 20716): single-family homes from $699,990 to a $944,990 base for the Creighton, 3,036 to 4,670 square feet, inside City limits with a clubhouse, pool and lake.
- Pecan Ridge (Caruso Homes, 20715): 80 planned homes from $719,990 off MD 197 beside the WB&A Trail, with plans up to 6,751 square feet on lots up to a quarter acre.
Builder base prices are as posted in early October 2026 and exclude lot premiums and options. Our new construction page covers what to negotiate.
What does $700,000 and up buy in Bowie?
Across the whole market, four bedroom homes closed at a median of $585,000 and five or more bedroom homes at $650,000 (Bright MLS data, April to September 2026). In the new communities above, $700,000 and up buys roughly 3,000 square feet or more, a two-car garage, and amenities such as a clubhouse and pool, or at Fairview Manor a wooded lot of up to an acre. It generally does not buy waterfront or a walkable downtown; for honest notes on water access see our waterfront page.
The trade-off is location. Bowie sits between Washington, Annapolis and Baltimore, with Fort Meade north on MD 197 and Route 32, Joint Base Andrews south via Route 301, and the MARC Penn Line at Bowie State station. For a household with two commutes in different directions, that geography is often what justifies the price. Our commuting guide has the details.
Buying at the top of the Bowie market
- Days on market is your leverage. Woodmore's median was 29 days against 19 for the whole market. A luxury home past 30 days usually has room to negotiate.
- HOA documents. Most luxury subdivisions here have mandatory HOAs. Maryland's Homeowners Association Act gives you 5 calendar days to cancel after you receive the disclosure package.
- Appraisal. With few comparable sales, appraisals can come in tight. Ask your lender about appraisal gap options before you write.
- Transfer taxes. Prince George's County charges 1.4% and Maryland 0.5%. On a $900,000 sale, the county share alone is $12,600. See closing costs in Bowie.
