Mitchellville, MD: Where It Is, What It Costs and How It Relates to Bowie
An unincorporated census area that shares Bowie ZIP codes, named for a crossroads that now sits inside the City of Bowie. Here is how to tell which Mitchellville a listing means.
Own a home in Mitchellville? Know what it would sell for.
Bowie homes are taking almost twice as long to sell as last year, 21 days instead of 12, so the starting price matters more than it used to. Bruno will send you a written value range built from the closest recent sales near you. No obligation.
Get my value rangeMoving to Bowie on military orders? The crossroads Mitchellville is named for is not inside the Mitchellville census area. The 1878 Hopkins atlas put "Mitchellville P.O." at what is now Mitchellville Road and Mount Oak Road, in today's South Bowie, while the Census Bureau's Mitchellville sits one tract west of Woodmore. Homes listed under the Mitchellville subdivision name closed at a median of $649,900 between April and September 2026.
That split explains most of the confusion. Here is how to sort it out before you compare prices or tax bills.
Where is Mitchellville?
There are really three Mitchellvilles:
- The census area. The Mitchellville census-designated place covers about 4.96 square miles of unincorporated Prince George's County, west of the Woodmore census area, whose west line is Enterprise Road (MD 193). Collington, the Kendal life plan community on a 126 acre campus at 10450 Lottsford Road, uses a Mitchellville 20721 address.
- The mailing address. "Mitchellville, MD 20721" also appears well outside the census area. The Country Club at Woodmore, at 12320 Pleasant Prospect, uses it.
- The road and the original crossroads. Mitchellville Road runs through the City of Bowie, past the Allen Pond Park entrance at 3404 Mitchellville Road and the National Capital Radio and Television Museum at 2608 Mitchellville Road. The City also lists a neighborhood called Mitchellville East in Council District 4.
Where does the name come from?
Mitchellville is named for John Mitchell (1788 to 1862), who owned Essington Hall, the plantation that covered much of the area. He and his wife, Mary Lanham, are buried in the Mitchell Family Cemetery at Mitchellville and Mount Oak Roads. A railroad stop on the line through the area served as the post office.
The area stayed in tobacco and cattle farms for generations. Between 1979 and 1995, much of that farmland was redeveloped for houses and shopping, which is why most Mitchellville homes date from the 1980s and 1990s rather than the 1960s Levitt era. The plantation name survives too: Essington is now the name of a City neighborhood in Council District 3.
What do Mitchellville homes sell for?
| Bright MLS data, April to September 2026 | Median sale | Closed sales | Median days on market |
|---|---|---|---|
| Mitchellville (MLS subdivision name) | $649,900 | 7 | 10 |
| ZIP 20721 | $557,000 | 115 | 16 |
| ZIP 20716 | $473,500 | 185 | 21 |
| All Bowie ZIPs | $500,000 | 598 | 19 |
Seven sales is a thin sample. The MLS subdivision field is typed in by the listing agent, so "Mitchellville" can mean a 1990s Colonial on a large lot or a townhouse in a named community nearby. Across Bowie, 4 bedroom homes sold at a $585,000 median and 5 bedroom and larger at $650,000, which brackets most of what trades under the Mitchellville name.
City or county: what changes?
The Mitchellville census area is unincorporated, so those homes pay the county rate of $1.00 plus the state's $0.112 per $100 of assessed value for fiscal 2027, with no City of Bowie tax. Trash is county contracted pickup, police is Prince George's County Police, and permits come from the county alone. Water is WSSC Water, since the City's own system serves only a fixed list of Bowie sections.
Homes in the City's Mitchellville East neighborhood are a different story: City tax at $0.58 per $100 for fiscal 2027, twice weekly City trash and Bowie Police. Check the "Town" field on the SDAT record and the City's address checker, and read our City of Bowie limits guide and property tax guide.
HOAs in Mitchellville
Most subdivisions built from the 1980s onward carry a mandatory HOA, and townhouse communities usually charge more than detached sections. There is no single Mitchellville association, so ask for the exact association name, current dues and any special assessments up front. The Maryland Homeowners Association Act gives you 5 calendar days to cancel after you receive the HOA disclosure package.
Commute and nearby
Mitchellville is the west side of the Bowie market, which helps DC commuters. Largo Downtown, the end of the Metro Blue and Silver lines, is reached by Central Avenue (MD 214) or Landover Road (MD 202), and the Capital Beltway is close by on both roads. Route 50 runs to the north. Woodmore Towne Centre in Glenarden and the Largo area are the nearby shopping options. Our commuting guide covers MARC, Metro and the drives to Andrews and Fort Meade.
The former Six Flags America site off MD 214, sold in April 2026 to 35V and TPA Group, lies to the south and east. Redevelopment goes through county zoning, so nearby owners can follow and comment on it.
Which schools serve Mitchellville?
Every public school assignment here comes from Prince George's County Public Schools, not from the neighborhood name or the listing. Enter the exact street address in the PGCPS boundary lookup at pgcps.org/boundary, save a dated screenshot, then pull each assigned school on the Maryland School Report Card site. Our Bowie schools guide explains boundaries, specialty lotteries and how to read the star ratings.
