October 1, 2026A “Bowie, MD” mailing address does not mean a home is in the City of Bowie: large parts of ZIP codes 20715, 20716, 20720 and 20721, including Fairwood, Mitchellville and most of Woodmore, are unincorporated Prince George’s County. For fiscal 2027 that line is worth about $2,000 a year in property tax on a $450,000 assessment, and it also decides your trash schedule, your police department and how many permits a new fence needs.
Here is how to check any address in a few minutes, exactly what changes on each side of the line, and the math behind the tax difference.
How do I check if an address is in the City of Bowie?
Use two sources and make sure they agree:
- The City’s address and residency lookup. On cityofbowie.org, the New Residents and Neighborhoods pages link to an address checker built on the City’s GIS map. Enter the street address and it shows whether the home is in the city and which neighborhood the City assigns it to, which also sets your trash and leaf collection schedule.
- The Maryland SDAT property record. Search the address on SDAT’s Real Property Data Search and read the “Town” field. A home inside the city shows Bowie there. While you are on the record, check the homestead credit status at the bottom of the page.
Three things that do not answer the question: the ZIP code, the word “Bowie” in a listing’s city field, and the school assignment. Prince George’s County Public Schools serves addresses on both sides of the line, so a Bowie High School assignment proves nothing about city limits.
What actually changes inside vs outside city limits?

Water is the one service that does not follow the city line neatly. The City’s own system, originally built by Levitt, serves about 7,900 customers in named sections such as Somerset, Kenilworth, Tulip Grove, Foxhill, Whitehall, Heather Hills and Bowie Forest, and it does not expand into new areas. Many homes inside the city are on WSSC Water instead.
How much more is the tax bill inside the city?
Take a home assessed at $450,000 and compare only the lines that differ, using the rates on SDAT’s 2026 to 2027 table:

That is a $2,061 gap before credits. It narrows somewhat because unincorporated bills also carry county solid waste and stormwater charges, so always compare two real bills on SDAT rather than rates alone. The county rate is lower inside Bowie because the City runs its own police, dispatch and street lighting; that tax differential was worth about 12.4 cents in fiscal 2026.
The fiscal 2027 change is the part most owners feel. The City Council voted on May 4, 2026 to raise the city rate 18 cents, from $0.40 to $0.58, its first increase in 16 years, after staff cited a roughly $20 million shortfall. On the same $450,000 assessment, the city line rises from $1,800 to $2,610, or $810 a year. Bills come in July, and owner-occupants can pay in two installments, due September 30 and December 31. Why are the Bowie ZIP codes so confusing?
The City covers about 20.5 square miles and counted 58,329 residents in the 2020 Census, but the four Bowie ZIP codes reach well beyond it. Fairwood, Mitchellville and most of Woodmore are separate census-designated places in unincorporated Prince George’s County (Woodmore Estates and Woodmore Highlands are exceptions: the City lists both as City neighborhoods). The historic Mitchellville crossroads actually sits in what is now South Bowie, which muddies things further.
The line also moves. South Lake, the new community anchored by a Giant that opened in March 2025, was annexed into the city in 2019. On the other side, the former Six Flags America site off Route 214 used a Bowie address but sits outside city limits; it closed in November 2025 after 51 years and was sold in April 2026 to a partnership of 35V and TPA Group, so its future goes through county zoning, not the City.
Prices also differ across the ZIPs. In Bright MLS data, April to September 2026, the median sale was $500,000 in 20715, $473,500 in 20716, $535,700 in 20720 and $557,000 in 20721.
