Neighborhood guide: Collington, South Bowie

Collington, Bowie MD: Collington Station, Manor and Ridge Explained

One of the oldest place names in Prince George's County, now attached to several 1990s and newer subdivisions in South Bowie. Here is what the name covers and what homes sell for.

Collington appears in the 1696 Council of Maryland proceedings as one of the six "hundreds" of Prince George's County, and Oden Bowie, the governor the city is named for, was born at Fairview in Collington in 1826. Today the name belongs to several South Bowie subdivisions, and homes listed under it closed at a median of $682,500 between April and September 2026.

The catch is that "Collington" means different things in different databases. Here is how to tell what you are looking at.

What and where is Collington?

The City of Bowie lists Collington Manor, Collington Ridge and Collington Station as City neighborhoods in Council District 4, the South Bowie district that also includes Pointer Ridge, South Lake and The Hamptons at Woodmore. The City's neighborhood map adds East Collington. All of them sit in South Bowie, south of Route 50.

The name is everywhere in South Bowie because the colonial settlement was large. It stretched from Holy Trinity Episcopal Church, established in 1836, east toward Belair Mansion and south to where Collington Road meets Route 301. Collington Road is the southern stretch of MD 197, and Collington Branch is the stream valley that carries low ground through the area. The Baltimore and Potomac Railroad once ran a Collington station on its Pope's Creek line, about four miles south of Bowie station.

What kinds of homes are here?

Collington Station, the largest of the group, has about 528 detached homes, most built in the mid-1990s: finished three-level Colonials, many with brick fronts and attached garages, on suburban grid streets. Its homeowners association maintains a pool, clubhouse, tennis court and playground, run through the Collington Station Recreation Association. Collington Manor and Collington Ridge are separate associations with their own rules and dues.

Bright MLS data, April to September 2026Median saleClosed sales
Collington (MLS subdivision name)$682,50010
ZIP 20721$557,000115
All Bowie, 4 bedroom homes$585,000227
All Bowie ZIPs$500,000598

Ten sales is a small sample, and the $550,000 to $700,000 band held 122 of Bowie's 598 sales, so Collington homes compete with a wide set of 1990s and 2000s Colonials across 20720 and 20721. Condition and finished square footage drive the gaps. See the Bowie market report for the full picture.

Is Collington inside the City of Bowie?

The Collington subdivisions on the City's district list are inside city limits, which means:

  • Taxes: City rate $0.58 per $100 of assessed value for fiscal 2027, up from $0.40, plus county $0.878 and state $0.112. On a $450,000 assessment, the City line rises by $810 a year. Ask your lender to escrow at the new rate.
  • Trash: City pickup twice a week and recycling weekly, through Public Works at 301-809-2344.
  • Police: Bowie Police Department, non-emergency 240-544-5700.
  • Permits: county permit, then a City permit for projects such as fences over 4 feet and larger sheds, plus your HOA's approval.
  • Water: WSSC Water. The City's own water system serves a fixed list of older sections, and Collington is not on it.

Always confirm the exact address with the City's address checker and the SDAT "Town" field. Our City limits guide and property tax guide show the full math.

Commute and nearby

Route 301 (Crain Highway) runs north to Route 50 and south toward Upper Marlboro, with Joint Base Andrews reached by Route 301 to MD 4. Central Avenue (MD 214) leads west to the Beltway and Largo Downtown Metro. Prince George's Stadium, home of the Chesapeake Baysox, is at 4101 Crain Highway, and Bowie Town Center is a short drive north. The former Six Flags America site off MD 214, sold in April 2026, sits nearby, and its redevelopment will go through county zoning hearings.
