Most sellers I meet have the same three questions. What will it sell for? What do I need to fix? How long will it take? Here’s how I answer them, and how we’d get your house sold for the most the market will pay.
What the Bowie market looks like right now
- 598 homes sold in Bowie from April to September 2026
- $500,000 median sale price
- 19 days median time on market
Source: Bright MLS, April to September 2026, ZIPs 20715, 20716, 20720 and 20721.
Homes that are priced right and look good online are going fast. Homes that are priced on hope sit, and then sell for less. The goal is to land in the first group.

How I’d sell your house
- Price it off real comps. I pull the sales that actually match your house, your section and your condition, not a ZIP code average or an online estimate.
- Fix only what pays. Usually paint, small repairs an inspector will flag anyway, and getting the house photo-ready. I’ll tell you what to skip, too.
- Launch it right. Professional photos, a full write-up of what makes your house different, and ads aimed at people already searching in Bowie.
- Keep you in the loop. You’ll hear from me after showings and every week until it closes.
Selling and buying at the same time?
That takes timing. Here’s how I line the two up so you’re not paying two mortgages or moving twice.
What sellers in Bowie are working with in 2026
From January through September 2026, 799 homes sold across Bowie’s four ZIP codes (20715, 20716, 20720, 20721) at a median price of $505,000, according to Bright MLS data in our Bowie Housing Report. That is close to 2025’s $515,000, so prices have held. What changed is pace: the median home took 21 days to sell, up from 12, and 56% sold at or above original asking price, down from 66%.
In plain terms: buyers are still here, but they compare more and they negotiate more. The homes that sell fast and at full price are priced to the closest recent sales on day one and show well in the first weekend.
The three decisions that move your net proceeds most
1. The list price
Overpricing is the most expensive mistake in this market. A home that sits for 30 to 45 days usually sells for less than one that was priced right from the start, because buyers ask what is wrong with it. I price from the three to six most comparable closed sales within your subdivision or the nearest similar one, adjusted for condition, lot and updates.
2. What you fix, and what you leave
Paint, lighting, small repairs and a deep clean almost always pay back. Big remodels right before listing rarely do. Use the pre-listing checklist before you spend anything.
3. Terms, not just price
Compare offers on net proceeds: price minus seller credits, minus any appraisal gap risk, plus how firm the financing and settlement date are. A slightly lower offer with fewer contingencies can put more in your pocket.
What it costs to sell in Prince George’s County
Your costs typically include the brokerage fee you agree to, your share of transfer and recordation taxes, payoff of your mortgage, prorated property taxes, any seller credits you negotiate and settlement fees. Maryland and county transfer taxes are a real line item, so ask for a written net sheet before you list. I prepare one for every seller so there are no surprises at the settlement table.
How long it takes
Plan on one to two weeks of prep, a median of about three weeks on market in 2026, and 30 to 45 days from contract to settlement for financed buyers. Cash buyers can close faster.
Common questions
Is now a good time to sell in Bowie?
Prices are roughly flat year over year and well-priced homes still sell quickly. If you need to move, the market supports it. The bigger risk is pricing too high, not timing.
Should I sell before or after buying?
It depends on your equity and loan approval. Options include selling first and renting back, a home sale contingency, or a bridge loan. See selling and buying at the same time.
Do I need to fix everything the inspector might find?
No. Fix safety items and anything cheap and visible. Many sellers offer a credit instead of repairs.
How do you figure out my home value?
From closed comparable sales near you, not automated estimates. Start with the Home Value Pre-Check and I will follow up with a written range.

Send me your address and a couple of details. I’ll look at what sold near you and what you’d be competing against, then email you a range. No pressure and no obligation.
