BAH Mortgage Calculator: Can Your BAH Cover a Home in Bowie?

Enter your BAH and a home price to see your estimated monthly payment with a VA loan, how it compares to your housing allowance, and how much equity you could build instead of paying rent. Built for service members and families with orders to Joint Base Andrews, Fort Meade, the Pentagon and DC-area commands.

Quick answer: If your monthly BAH is at or above your full mortgage payment (principal, interest, property taxes, insurance and any HOA), you can own a home in the Bowie area without adding your own money each month, while building equity you keep when you sell or rent it out after your next PCS. With a VA loan there is typically no down payment and no monthly mortgage insurance, and veterans receiving VA disability compensation are generally exempt from the VA funding fee.

How BAH and a VA loan work together

BAH is set by ZIP code, pay grade and dependents

Your Basic Allowance for Housing is based on where you are stationed, your pay grade and whether you have dependents, and it is updated each January. Look up your exact rate on the official DoD BAH Rate Lookup. You keep your BAH whether you rent or buy, so any amount above your housing cost is yours.

BAS is for food, but it helps you qualify

Basic Allowance for Subsistence covers meals and is not meant for housing. Lenders generally count both BAH and BAS as income, along with base pay, when deciding how much you can borrow, so they matter when you apply.

Why the VA loan changes the math

VA loans typically allow no down payment and have no monthly mortgage insurance. There is a one-time VA funding fee that can be financed into the loan, and veterans receiving VA disability compensation are generally exempt. A lender can confirm your entitlement with your Certificate of Eligibility.

What happens at your next PCS

Many service members keep the home and rent it out when orders change, which can turn it into a long-term asset. Others sell. Either way, the equity built while you lived there is yours. Planning for that from the start helps you choose the right home and location.

Frequently asked questions

Can I use my BAH to pay a mortgage?

Yes. BAH is paid to you as an allowance and you can use it toward rent or a mortgage. If your BAH is more than your total monthly housing payment, you keep the difference.

Does BAH count as income for a VA loan?

Generally yes. Lenders typically count BAH and BAS along with base pay when qualifying you. Your lender will confirm with your Leave and Earnings Statement.

Do I need a down payment with a VA loan?

Usually not. VA loans typically allow 100% financing for eligible borrowers, subject to the lender’s requirements and your entitlement.

Who is exempt from the VA funding fee?

Veterans receiving VA disability compensation are generally exempt, as are some other groups, such as eligible surviving spouses. Your Certificate of Eligibility shows your status.

Is this calculator a loan quote?

No. It is an estimate to help you plan. Rates, taxes, insurance and eligibility vary, so get a Loan Estimate from a VA lender before you decide.
