Selling a House As-Is in Bowie, MD
What “as-is” really means under Maryland law, what you still have to disclose, who buys as-is homes in Bowie, and how to sell without fixing everything. Checked October 2026.
What “as-is” means, and what it doesn’t
- It means: you won’t make repairs, and the price reflects the condition.
- It doesn’t mean: no inspection. Most buyers still inspect, and most contracts still give them a window to walk away if they don’t like what they find.
- It doesn’t mean: no disclosures. Maryland’s disclaimer option only covers what you don’t know about. Known hidden problems still have to be disclosed.
- It doesn’t mean: a cash buyer. You can list an as-is house on the MLS and let every type of buyer compete for it.
What you still have to disclose in Maryland
- The disclosure or disclaimer form: required for most home sales under Maryland Real Property §10-702. You pick one. The disclosure version answers questions about the roof, systems and other conditions. The disclaimer version says you’re selling as-is with no promises about condition. See the state form.
- Latent defects: even with the disclaimer, you must disclose material defects you actually know about that a buyer wouldn’t find on a careful look and that would pose a direct threat to health or safety.
- Lead-based paint: federal law requires a lead paint disclosure for homes built before 1978. That covers a lot of Bowie, including the original Levitt homes from the 1960s.
- HOA or condo documents: if the home is in an association, Maryland requires the resale disclosure package no matter how you sell.
Timing matters. If a buyer doesn’t get the disclosure or disclaimer form before signing, Maryland lets them cancel the contract within 5 days of receiving it, as long as settlement hasn’t happened.
Some sales are exempt from the form, including many sales by a personal representative settling an estate. If that’s your situation, see selling an inherited house in Bowie.

Who buys as-is houses in Bowie
- Cash investors: fastest and simplest, and usually the lowest price. See cash offer vs. listing.
- Buyers using a renovation loan: loans like FHA 203(k) and Fannie Mae HomeStyle roll repair costs into the mortgage. These buyers want a house to fix.
- Handy buyers with conventional loans: many will take on cosmetic work and dated kitchens if the price is right.
- FHA and VA buyers, sometimes: their appraisals check for health and safety issues like peeling paint on older homes, a failing roof or missing handrails. If the appraiser flags something, it usually has to be fixed before closing. That’s worth knowing before you accept one of these offers on a house that needs work.
Listing as-is on the MLS puts all four groups in front of your house at once. That competition is what protects your price.
When a few fixes pay off
As-is doesn’t have to mean “touch nothing.” Some small things change how buyers and appraisers see a house: fixing a safety issue, clearing out clutter, a coat of neutral paint. Big projects like a new kitchen rarely pay back before a sale. Bruno can tell you which is which for your house. Start with the pre-listing checklist, and if you own a Levitt home, read what to update before selling a Levitt cape or rambler.
Common questions
Can I sell my house as-is in Maryland?
Yes. You can sell any Maryland home as-is. Most sellers still have to give the buyer the state Residential Property Disclosure and Disclaimer Statement, and the disclaimer option still requires you to disclose latent defects you know about.
Do I have to disclose problems if I sell as-is?
Yes, for known latent defects: material problems you know about that a buyer wouldn’t find on a careful look and that would pose a direct threat to health or safety. Homes built before 1978 also need the federal lead paint disclosure.
Will a buyer still get a home inspection on an as-is house?
Usually, yes. As-is means you won’t make repairs. It doesn’t stop the buyer from inspecting, and many contracts let them walk away during the inspection period.
Can an FHA or VA buyer purchase an as-is house?
Sometimes. FHA and VA appraisals check for health and safety issues, and anything the appraiser flags usually has to be fixed before closing. Buyers using renovation loans or conventional loans have more room.
Is selling as-is the same as selling to a cash buyer?
No. You can list an as-is home on the MLS and let cash, renovation-loan and conventional buyers compete for it. A direct cash sale is faster but usually brings a lower price.
