What did homes on your street actually sell for?
The recorded sale price is only part of the story. It won’t tell you what the seller paid toward the buyer’s closing costs, how long the house sat, or whether it sold over or under asking. Bruno pulls all of that from Bright MLS for the homes closest to yours and sends it to you, usually within one business day.
Get your sold report
Anywhere in Maryland or DC. Bruno texts once to confirm your street, then sends the report. No cost and no obligation.
What you’ll get
- The closest real sales to your address, matched on style, size and location, from the last 3 to 6 months
- List price and final sale price side by side, so you can see who had negotiating room
- Seller credits, the money the seller gave back at closing that public records don’t show
- Days on market for each home
- What’s for sale and under contract near you right now, which is your competition if you list
- A short note from Bruno on what it means for your house, in plain English
Why the public sale price can mislead you
A home that sold for $500,000 with a $15,000 credit to the buyer really netted the seller $485,000. Zillow, Redfin and the county record show the $500,000. The MLS record shows the credit, the listing photos and the price changes along the way. That’s the difference between guessing and knowing.
Example: how your report is laid out
| Home | Style | Sq ft | List price | Sold price | Seller credit | Net to seller | Days |
|---|---|---|---|---|---|---|---|
| Same street | Colonial | 2,140 | $515,000 | $500,000 | $15,000 | $485,000 | 34 |
| Next street over | Colonial | 2,260 | $529,900 | $535,000 | $0 | $535,000 | 6 |
| Same section | Split-level | 1,980 | $489,000 | $489,000 | $5,000 | $484,000 | 12 |

Who asks for one
Thinking about selling
Know your real number before you talk to anyone, so a lowball offer or an inflated estimate doesn’t set your expectations.
Curious about your equity
Useful before a refinance or a home equity line, or when you’re deciding whether to stay put a few more years.
Checking your tax assessment
Maryland homeowners can appeal an assessment that looks high. Recent nearby sales are what you’d compare it to.
Buying nearby
See whether the house you love is priced in line with what actually sold around it.

Bruno pulls the sales
He matches on location, style, size, timing and condition, and leaves out the sales that don’t really compare.

Common questions
Does it cost anything?
No. There’s no cost and no obligation to list with Bruno.
Is this an appraisal?
No. It’s a report of real comparable sales from the MLS with Bruno’s read on them. A lender’s appraisal is a separate, formal valuation.
Do you cover my area?
Yes, anywhere in Maryland and Washington, DC. Bright MLS covers the whole region, and Bruno works it from his home base in Bowie.
Why not just use Zillow?
Online estimates can’t see condition, updates or seller credits, and they can’t tell a rambler from a colonial on the same street. The MLS record can, and Bruno reads it for you.
How fast will I get it?
Usually within one business day.
I’m not selling for a year or more. Is that okay?
Yes. Plenty of people ask just to know where they stand. Ask again any time you want an update.
