Bowie Forest, Bowie MD: Townhomes on City Water
An early 1990s townhouse community inside City limits and on the City's own water system, close to Bowie High School and Annapolis Road. Here is what to know before you buy or sell.
Bowie Forest is one of the few newer communities on the City of Bowie's own water system: the City's Water page lists it alongside Levitt sections like Somerset and Kenilworth, even though its townhouses date from the early 1990s. It was also the lowest priced named neighborhood in our 2026 data, at a $435,000 median on just three closed sales between April and September 2026.
Where is Bowie Forest?
Bowie Forest is in ZIP 20715 and City Council District 2, the same district as Buckingham, Foxhill, Kenilworth, Somerset and Tulip Grove. Its homes sit on tree-named courts, such as Silver Maple Court off Scarlet Oak Terrace, with Race Track Road, Jericho Park Road, Annapolis Road (MD 450) and MD 197 as the nearby connectors. Bowie High School, at 15200 Annapolis Road, is under a mile from recent listings.
The street names are a clue on their own. Levitt sections use lettered streets that match the section name; Bowie Forest's tree names mark it as a later, separate development.
What kinds of homes are in Bowie Forest?
Mostly townhouses built around 1991 to 1993. Recent examples on Silver Maple Court have about 1,440 square feet above grade, three or four bedrooms, and finished lower levels, some with walkout basements, on lots of roughly 2,100 square feet. End units with fenced yards and decks come up regularly.

Three sales cannot set a price on their own. They do show where Bowie Forest sits: below the 3 bedroom median for detached homes, inside the $350,000 to $450,000 band where buyers had about a fifth of all Bowie choices. For first-time buyers, that is the range where Pathway to Purchase and Maryland Mortgage Program help matters most.
How do the HOA and City water work?
The City's April 2026 association list shows Bowie Forest HOA, managed by D.H. Bader Management Services (301-953-1955). Recent listings show dues of about $85 to $125 a month. Under the Maryland Homeowners Association Act you can cancel within 5 calendar days of receiving the HOA disclosure package, so read the budget, reserves and rules on rentals, fences and parking promptly.
Water and sewer come from the City, not WSSC. The City's system, originally built by the Levitt Corporation in the early 1960s, serves about 7,900 customers through roughly 175 miles of mains and does not expand into new areas. Fiscal 2026 rates were $7.11 per thousand gallons for water and $10.20 for sewer. Utility billing is 301-809-3016; ask the seller for a recent bill to estimate your costs.
City of Bowie services and taxes
- Taxes: City rate $0.58 per $100 of assessed value for fiscal 2027, up from $0.40, plus county $0.878 and state $0.112. On a $400,000 assessment the City line rises from $1,600 to $2,320. Ask your lender to escrow at the new rate.
- Trash: City pickup twice a week and weekly recycling (Public Works, 301-809-2344). Bulk pickup applies to townhomes as well as single-family homes.

What is nearby?
The Bowie Farmers Market runs Sundays, 9 a.m. to 1 p.m., May through late October in the Bowie High School parking lot. Belair Mansion, a free City museum at 12207 Tulip Grove Drive, and the Belair Stable Museum are a few minutes away. On Race Track Road, the horse bridge from the old Bowie Race Track, which ran its last race in 1985, still stands. The Bowie State MARC station at 13900 Old Jericho Park Road has 675 parking spaces at no charge for the ride to Union Station or Baltimore.
