What to check in a 1989 townhome
- Roof and windows. At more than 35 years old, most original roofs and windows have been replaced at least once. Ask when, and whether the HOA or the owner pays for roofs in this community.
- Water lines. Homes built in the late 1980s sometimes have gray polybutylene water lines. Inspectors and insurers flag them, so ask your inspector to look.
- Interior units. Many Evergreen Estates homes are interior units with shared walls on both sides. Light, noise and parking vary a lot from one unit to the next, so walk the row before you decide.
If you’re selling, those same items decide your price. A townhome with a newer roof, HVAC and water heater usually sells faster than one where the buyer has to budget for all three.
