Heather Hills, Bowie: The Levitt Section South of Route 50
Built in 1965, Heather Hills is the only Belair section on the south side of Route 50, so it shops and commutes more like the Bowie Town Center side of the city.
Heather Hills is the Levitt section most buyers do not realize is Levitt. Built in 1965, it is the only part of Belair at Bowie south of Route 50, and the Historic American Buildings Survey notes it got its own elementary school because it has no direct road connection to the rest of Belair.
In Bright MLS data, April to September 2026, homes in Heather Hills closed at a $490,000 median across 5 sales. That is a small sample, so treat it as a signal and price by the nearest H street sales.
Where is Heather Hills?
Heather Hills sits south of Route 50, on the same side of the highway as Bowie Town Center, Allen Pond Park and Northview. The City groups it in Council District 3 with Northview, Allen Pond Townhouses, the Bowie New Town Center condominiums and Pin Oak Village, rather than with the other Belair sections in Districts 1 and 2. MD 197 (Collington Road) is the main road serving it.
HABS also points out the workaround: a pedestrian bridge over Route 50 gives foot and bike access to the rest of Belair. By car, you go around through the interchanges.
When was it built, and what are the houses?
Levitt and Sons built Heather Hills in 1965, after the company renamed its model line in 1964. The houses you will find follow that lineup: the Ardsley (the former Cape Cod), the one-level Buckingham (the former Rancher) and its Devon variant, and the two-story Cambridge and Gladstone Colonials. Streets start with H, Heming Lane among them. Original Levitt lots generally measured about 8,400 square feet; the SDAT record gives the exact size.

Heather Hills is on the City of Bowie water and sewer system (fiscal 2026: $7.11 per thousand gallons for water, $10.20 for sewer). There is no mandatory HOA. As a City neighborhood it gets twice weekly City trash pickup and Bowie Police, and pays the City tax, which rises from $0.40 to $0.58 per $100 for fiscal 2027.
Which schools serve Heather Hills?
Heather Hills Elementary is in the section at 12605 Heming Lane (301-805-2730). PGCPS lists it as a Talented and Gifted (TAG) Center serving grades 2 to 5, and the school describes itself as both a boundary school and a TAG Center. TAG Center seats are filled by application and lottery for students who meet PGCPS TAG criteria, so living nearby does not guarantee a TAG seat, and the boundary assignment for a given address is set by PGCPS, not by the section name.
Enter the exact address in the PGCPS School Finder and save a dated screenshot. Questions go to school.boundaries@pgcps.org or 301-952-6300. For school data, use each school's page on the Maryland School Report Card site. Our Bowie schools guide explains TAG applications and report cards.
What is nearby?
Allen Pond Park, the City's 85 acre flagship park, has a stocked pond, the Bowie Ice Arena, ballfields, trails and the accessible Opportunity Park. Bowie Town Center, the open-air center on Emerald Way, handles big shopping trips, and the new Wonder food hall opened there in 2026. Route 50, MD 197 and Route 301 all meet close by. More in our parks guide and commuting guide.
Before you buy
Every house here predates 1978, so expect the lead paint disclosure. Inspect plumbing, the electrical panel, moisture, windows and the permit history of any addition, and scope the sewer lateral. Inside the City, larger fences and sheds need a City permit as well as the county's.
