Bowie Estate Sales and Clean-Outs: Getting a House Ready to Sell
How to clear out a Bowie house after a death, a move to assisted living or a downsize. What to keep, how estate sales work, where the rest goes, and how to time it with the sale. Checked October 2026.
The order that saves the most time and money
- 1. Pull out papers first. Wills, deeds, tax records, insurance policies, bank statements, titles and keys. Check drawers, closets and books before anyone else comes in.
- 2. Let family take what they want. Set a date, and tag items. Arguments are cheaper before the estate sale than after.
- 3. Get valuables appraised. Jewelry, art, coins, collectibles and antiques. A certified personal property appraiser works for you, not for a buyer.
- 4. Hold the estate sale. The company prices, advertises, staffs and runs the sale.
- 5. Donate what’s left. Many charities pick up furniture in good condition. Ask for a receipt.
- 6. Haul the rest. City bulk pickup, a junk removal company, or a rented dumpster for a big job.
- 7. Handle paint, chemicals and electronics separately. They can’t go out with the trash. See below.
- 8. Clean, then list. An empty, clean house photographs better and shows its condition honestly.
Hiring an estate sale company: what to ask
- What’s your commission, and is there a minimum fee?
- Is there a minimum value of contents you’ll take on?
- How do you price items, and do you research valuable pieces?
- What happens to what doesn’t sell? Is clean-out included or extra?
- Are you insured, and who’s responsible for damage during the sale?
- When and how do I get paid, and do I get an itemized report?
- Can I talk to two or three recent clients?
Get the answers in a written contract. You can also look the company up on Maryland Business Express to see if it’s registered and in good standing.
If the house is part of an estate in probate, the personal representative usually needs to have authority and account for estate property before selling it. Check with the estate’s attorney first. More on that in selling an inherited house in Bowie.
Where the rest goes
- City of Bowie bulk trash: for City residents in single-family homes and townhomes, set bulk items next to your trash containers on either regular trash day. Accepted items include mattresses wrapped in plastic, wooden and upholstered furniture, and rugs cut into 4-foot rolls. Bulk trash isn’t collected at condos and apartments. City trash and recycling rules.
- City Special Pickup: appliances, file cabinets, lawn equipment and other items that are mostly metal. Call 301-809-2338 to schedule.
- Outside City limits: if the house is in unincorporated Bowie, Fairwood or Mitchellville, Prince George’s County handles trash. The County takes a limited number of bulky items on your regular trash day, and appliances need an appointment through PGC311 (dial 311). County bulky trash rules. Not sure which side you’re on? See our Bowie city limits guide.
- Paint, chemicals and electronics: Prince George’s County takes household hazardous waste and electronics through its Brown Station Road site and mobile collection events. Check the county’s waste and recycling page for current dates and drop-off rules before you go.
Do you have to empty the house to sell it?
No. You can sell a house with its contents, usually to an investor or a buyer who agrees to take them. But most buyers expect the house empty and broom-clean at settlement unless the contract says otherwise. If clearing it out isn’t realistic, read selling a house as-is in Bowie before you decide.
An estate sale and clean-out often takes a few weeks. Bruno can set the listing date around it, so photos and showings happen once the house is ready.
