Bowie Schools Explained: Boundaries, Specialty Lotteries and Report Cards (2026)
August 27, 2026A Bowie mailing address does not mean a home is in the City of Bowie. Fairwood, Mitchellville and most of Woodmore all use Bowie ZIP codes yet sit in unincorporated Prince George’s County, and that one line on a map changes your tax bill, your trash day and which police department answers when you call.
Moving to Bowie?
Bruno and Noël know Bowie street by street. Tell Bruno your budget, timeline and commute, and he’ll send homes that fit, with what similar homes actually sold for. Buying with a VA loan or moving on orders? Our team includes Noël, a disabled Navy veteran who continues to serve.
This guide covers the things newcomers usually learn the hard way: how to check jurisdiction, what the FY2027 tax increase means in dollars, what homes actually sold for in 2026, and the deadlines that start the day you move in.
What is Bowie, exactly?
Bowie is an incorporated city with its own mayor, council, police department and public works. The 2020 Census counted 58,329 residents across about 20.5 square miles, which makes it the largest municipality in Prince George’s County and the fifth most populous city in Maryland.
It started as Huntington City, platted around the Baltimore and Potomac Railroad junction in 1870 and incorporated in 1874. The name changed to Bowie on May 3, 1880, honoring former Governor Oden Bowie. It became the Town of Bowie in 1916 and re-incorporated as a city in 1963 after Levitt’s Belair development was annexed. That railroad crossroads is today’s Old Town, where the restored station still sits beside the tracks at 8614 Chestnut Avenue.
Is the house I’m looking at inside the City of Bowie?
Check the “Town” field on the property’s Maryland SDAT record, or enter the address in the neighborhood lookup map linked from the City’s New Residents page. Do not rely on the ZIP code. All four Bowie ZIPs (20715, 20716, 20720 and 20721) include unincorporated land. Our city limits guide walks through the lookup step by step.
| Service | Inside City of Bowie | Unincorporated “Bowie” |

How much did the FY2027 tax increase add?
On May 4, 2026, the Bowie City Council raised the city rate 18 cents, from $0.40 to $0.58 per $100 of assessed value, its first increase in 16 years. City staff cited a roughly $20 million shortfall and depleted reserves. For FY2026 the combined in-city rate was $1.708 (City $0.40, County $0.876, State $0.112, M-NCPPC $0.294, WSTC $0.026). The City puts the FY2027 combined rate at about $1.89.
Here is the math on a $450,000 assessment: $4,500 (the number of $100 units) times $0.18 equals $810 more per year, or about $68 a month in escrow. The full combined bill moves from roughly $7,686 to roughly $8,500 before credits.
Closing costs are the other local surprise. Prince George’s County charges a 1.4% transfer tax, the state charges 0.5% (0.25% for qualifying first-time Maryland buyers), and recordation runs $2.75 per $500. On a $500,000 purchase, county transfer tax alone is $7,000. See the full closing cost breakdown.

What kind of house will I find?
Mostly single-family detached. Levitt and Sons bought the Belair estate in August 1957 for $1.75 million and opened Belair at Bowie on October 8, 1960, when the original models ranged from $14,990 to $27,500 on lots of about 8,400 square feet. The lineup included the Cape Cod, the Rancher, Colonials, the Country Clubber and the Manor House.
Each Levitt section has its own letter, and its streets follow it: Kenilworth has K streets, Somerset has S streets, Foxhill has F, Tulip Grove has T. Belair-named subdivisions closed 158 sales at a $500,000 median in just 13 days (Bright MLS data, April to September 2026). Most of those sections have no mandatory HOA. Newer subdivisions in 20720 and 20721, including Fairwood ($750,500 median) and Woodmore ($630,000), usually do. Learn to spot each Levitt model or compare neighborhoods side by side.
Your first 60 days: the checklist
- Driver’s license and plates. The MVA requires a Maryland license, title and registration within 60 days of becoming a resident. Enforcement of the “Plate Where You Live” push began October 1, 2026: after a 60 day grace period following an MVA notice, fines run $7 a day up to $420 per vehicle. MVA: 410-768-7000.
- Homestead Tax Credit. Apply once through SDAT for your primary residence.
- Electric and gas. The City lists BGE for electricity and Washington Gas for natural gas, with Comcast and Verizon for cable and internet. Some outer addresses outside city limits may fall in other utility territories, so confirm before setup.
- Water. The City runs its own system, built by Levitt in the early 1960s, for about 7,900 customers in sections including Buckingham, Foxhill, Heather Hills, Idlewild, Kenilworth, Somerset, Tulip Grove, Whitehall and Yorktown. FY2026 city rates were $7.11 per thousand gallons for water and $10.20 for sewer. Everyone else is on WSSC Water.
- Trash. City pickup is twice weekly with weekly recycling, a 50 pound limit per container, and a free recycling cart for new residents. Holiday pickups are canceled, not moved.
- Alerts. Sign up for Alert Bowie text and email notices on cityofbowie.org.
- School registration. PGCPS accepts settlement papers, a deed, a lease or a tax bill as proof of residence, and wants originals. Our Bowie schools guide covers boundaries and lotteries.
City Hall is at 15901 Fred Robinson Way, Bowie, MD 20716, main line 301-262-6200.
How do people get to work from Bowie?
Bowie sits where Route 50 (also signed I-595), Route 301, MD 197 and MD 3 meet, which is why it works for split commutes to DC, Annapolis, Fort Meade and Joint Base Andrews. The MARC Penn Line stops at Bowie State station, 13900 Old Jericho Park Road, where all 675 parking spaces are free. The closest Metrorail station is New Carrollton on the Orange Line. The full commuting guide has routes, rail options and parking.
What do people do on weekends?
Allen Pond Park (85 acres off Northview Drive) holds the City’s ice arena, a 10 acre stocked pond and summer concerts at the Robert V. Setera Amphitheater. Belair Mansion, built around 1745, is free on weekends from 11 a.m. to 4 p.m. The Chesapeake Baysox, the Orioles’ Double-A affiliate, still play at Prince George’s Stadium on Route 301; the team dropped “Bowie” from its name on November 22, 2024. The Bowie Farmers Market runs Sundays, 9 a.m. to 1 p.m., May through late October at Bowie High School. See the parks and recreation guide and this month’s events.
What is changing in Bowie right now?
- Six Flags America site. The 515 acre park off Route 214, which has a Bowie mailing address but sits outside city limits, closed in November 2025. In April 2026 a partnership of 35V and TPA Group bought it, with plans pointing toward mixed use. County zoning review will include public input.
- Bowie Town Center’s Sears parcel. Sears closed in January 2019, and the owner has proposed residential redevelopment of that site.
- WB&A Trail. A 530 foot bridge over the Patuxent River opened in 2025, linking 12.7 continuous miles of trail between Bowie and Odenton.
- Purple Line. The 16 mile light rail line from Bethesda to New Carrollton is expected to open in late 2027, per a May 2026 project update.
