Rent-Backs and Closing Dates: How Bowie Sellers Time the Move
October 3, 2026Your offer was accepted. Now what? A typical financed purchase in Bowie takes about 30 to 45 days from contract to closing. Here is what usually happens, and what you can do to keep it on track.
Days 1 to 3: deposit and paperwork
- Deliver your earnest money deposit as the contract requires.
- Send your lender the ratified contract and any documents they ask for.
- If the home is in an HOA or condo, watch for the disclosure package. See our HOA document guide.
Week 1 to 2: inspections
Most buyers schedule a home inspection right away, often with radon and termite inspections. Then you decide whether to ask for repairs, a credit or nothing. In older Bowie homes, roofs, heating and AC, windows, grading and electrical updates are common topics.
Week 2 to 3: appraisal
Your lender orders an appraisal to confirm the value supports the loan. If it comes in low, you, the seller and your agents talk options: renegotiate, cover the gap, or use any appraisal contingency in your contract.
Week 3 to 5: loan approval and title
- The underwriter reviews your file and may ask for more documents. Respond quickly.
- The title company searches title and prepares for settlement.
- Avoid new credit, big purchases or job changes until after closing.
Final days: walk-through and settlement
You review your Closing Disclosure at least three business days before settlement, do a final walk-through, and sign at the title company. Our closing cost guide explains Maryland’s transfer and recordation taxes.
The Maryland deadlines that run inside those weeks
Some of the clocks in a Bowie purchase are set by law, not by your agent or the seller. Know them before you sign.
- Loan Estimate. Your lender has to give you one within 3 business days of your application. Use it to compare lenders before you lock a rate.
- Seller’s disclosure. A Maryland seller has to give you a disclosure or disclaimer statement on or before the day you sign. If it shows up late, you can cancel within 5 days of getting it and your deposit comes back. That right ends at settlement or when you move in, whichever happens first.
- HOA package. It’s due at signing or within 20 calendar days after. If you get it less than 5 days before you sign, you have 5 calendar days after receiving it to cancel. See our HOA document guide.
- Condo resale certificate. The condo board has 20 days from the owner’s request to produce it, and you have 7 days after you receive everything to cancel.
- Closing Disclosure. You have to receive it at least 3 business days before closing. Read it against your Loan Estimate the day it arrives.
How long closings are actually taking
Nationally, the average purchase loan closed in 36.8 days in March 2026, according to ICE’s Mortgage Monitor. That lines up with the 30 to 45 days we plan around in Bowie. A cash purchase skips the appraisal and underwriting steps, so it usually moves faster.
What the taxes look like at the table in Prince George’s County
Transfer and recordation taxes surprise people more than anything else on the Closing Disclosure. For fiscal 2026 in Prince George’s County, the county transfer tax is 1.4% of the price, the state transfer tax is 0.5%, and recordation tax is $2.75 per $500. On a $450,000 home that’s $6,300 county, $2,250 state and $2,475 recordation, about $11,000 total. Who pays which piece is negotiated in your contract.
If you’re a first-time Maryland buyer and you’ll live in the home, the state transfer tax drops to 0.25% and the seller pays all of it. You sign a statement that you’ve never owned a Maryland home you lived in. Our closing cost guide has the full breakdown.
