Home Inspections on Older Bowie Homes: What Usually Comes Up
October 3, 2026The hardest part of selling is often not the sale. It is figuring out where you will live in between. If you are buying your next home, relocating or downsizing, the closing date and any rent-back can matter as much as the price.
Option 1: a longer closing
Ask for a closing date that gives you time to buy or move. Some buyers are flexible, especially if they are renting or waiting on their own lease to end.
Option 2: a rent-back
In a rent-back, you close the sale and then stay in the home for an agreed period, paying the buyer rent or a set fee. It lets you collect your proceeds and use them toward your next purchase. Get the terms in writing: length, cost, deposit, condition at move-out and who covers utilities. Many lenders limit how long a seller can stay when the buyer’s loan is for a primary residence, so check early.
Option 3: buy first
Some sellers buy their next home first using savings, a bridge loan or a home equity line of credit, then sell. It removes the timing stress but adds cost and risk. Talk to a lender.
Why most rent-backs stay under 60 days
If your buyer is financing a home they’ll live in, their loan is the limit. The standard Maryland deed of trust used for Fannie Mae and Freddie Mac loans says the buyer has to move in as their main home within 60 days after closing and live there at least a year. So a rent-back that runs past that window puts the buyer’s loan terms at risk, and most buyers and lenders won’t agree to it. If you need more time than that, a longer closing, or a buyer who isn’t moving in, gives you more room.
The paperwork in Maryland
Maryland REALTORS has a statewide Post Settlement Occupancy Agreement for exactly this. Since its late 2023 update, it requires the exact time of day you hand over possession, not just the date. Settle the daily fee, the deposit held back at closing, who pays utilities and what condition the house has to be in before you sign it.
Does a rent-back need a rental license?
In Prince George’s County outside the city, a post-settlement occupancy agreement doesn’t need a county single-family rental license, but you do have to give the county’s Code Compliance Division paperwork it accepts. The City of Bowie licenses rentals on its own, and its rental housing page doesn’t say how it treats a seller staying after closing. If the house is inside city limits and you’re planning more than a short stay, check with the city first. Not sure which side you’re on? Our city limits guide shows you how to check.

Which offer wins?
A slightly lower offer with the right closing date and a rent-back can be worth more than a higher offer that forces you to move twice. Bruno puts these terms side by side for you. See selling and buying at the same time for how we sequence both sides.
