Fairwood, Bowie MD: Homes, HOA, Taxes and 2026 Prices

A 1,059 acre planned community on the old Fairwood Turf Farm, between Annapolis Road and Route 50. It is the top of the Bowie price ladder, and it sits outside City of Bowie limits.

Fairwood homes closed at a median of $750,500 between April and September 2026, about $250,000 above the Bowie-wide median, and none of them pay City of Bowie property tax. The community sits on 1,059 acres that were the Fairwood Turf Farm until Prince George's County approved a mixed-use rezoning in May 1994.

Where exactly is Fairwood?

Planning Board records place Fairwood south of Annapolis Road (MD 450), north of Route 50 (the John Hanson Highway), on both sides of Church Road, starting about 1,400 feet east of the MD 450 and Greenbelt Road (MD 193) intersection. Fairwood Parkway is the spine: the Fairwood Community Association office is at 12700 Fairwood Parkway and the community pool is at 12600.

The Census Bureau split Fairwood off from the Woodmore census-designated place in 2010. It covers about 3.42 square miles and counted 2,472 housing units in 2020. Mailing addresses read Bowie 20720, but this is unincorporated Prince George's County.

Who built Fairwood, and when?

The master developer was Greenvest, L.C. of Vienna, Virginia. After the 1994 rezoning to M-X-C (mixed-use community), the Planning Board approved an umbrella architecture plan for multiple builders on December 13, 2001, which is why most Fairwood homes date from the 2000s. NVR's Ryan Homes was still adding new detached models under a 2010 approval.

The plan divides Fairwood into five areas separated by stream valleys, open space, parks, a commercial area and a public school site, with more than 15 named neighborhoods inside them. Before construction, archaeologists surveyed the turf farm in 2004 because it held the remains of Fairview, a plantation tied to the Bowie family that gave the city its name.

What kinds of homes are in Fairwood?

Mostly large detached Colonials, plus some townhouse sections. The county's 2010 architecture approval called for 100 percent brick fronts on the detached models (small gables and trim excepted), with base floor plans ranging from 2,224 to 6,978 square feet before options. Many homes have four or more bedrooms, which, along with their age and size, is the main reason Fairwood prices sit so far above the 1960s Levitt sections a few miles east.

Sixteen sales is a small sample, so read the median as direction rather than a price tag. Across all of Bowie, 5 bedroom and larger homes sold at a $650,000 median, which tells you Fairwood buyers pay for newer construction and finish level, not just bedroom count. More context is in the Bowie market report.

Is Fairwood in the City of Bowie?

No. Fairwood does not appear on the City's list of neighborhoods by council district, and it is its own census area in unincorporated Prince George's County. In practice that means:

  • Taxes: county rate $1.00 and state $0.112 per $100 of assessed value for fiscal 2027, with no City of Bowie line. The City's increase from $0.40 to $0.58 does not touch Fairwood bills.
  • Trash: county contracted pickup, through PGC311 at 301-883-4748, instead of the City's twice weekly service.
  • Police: Prince George's County Police, not Bowie Police.
  • Permits: a county permit only, with no second City permit, though your HOA's architectural review still applies.
  • Water: Fairwood is not on the City's water service list, so expect WSSC Water. Confirm on the seller's last bill.

Our City of Bowie limits guide walks through every difference.

How does the Fairwood HOA work?

The Fairwood Community Association runs the shared amenities from 12700 Fairwood Parkway (301-809-6172, weekday office hours). The county's HOA registration report lists Community Association Management Professionals (CAMP) as its management company. Residents use the community pool at 12600 Fairwood Parkway through an online access portal, and walking trails follow the stream valleys the plan set aside.

Some Fairwood sections, such as The Choice at Fairwood, also have their own sub-association, so a home can carry two sets of dues. Ask for both in writing before you write an offer. Under the Maryland Homeowners Association Act you can cancel within 5 calendar days of receiving the HOA disclosure package, so read it the day it arrives.

Commute and everyday errands

Route 50 forms the southern edge for DC to the west and Annapolis to the east, and New Carrollton Metro, MARC and Amtrak are a short drive west on 50. The Bowie State MARC station, with 675 spaces at no charge, is north via MD 450 and MD 197. Our Bowie commuting guide has the routes to Fort Meade, Andrews and BWI.

Which schools serve Fairwood?

It depends on the house. Bowie High School's own description lists parts of Fairwood in its area, and the Fairwood plan reserved a public school site inside the community, but assignments differ by address and boundaries were redrawn in 2022.

Every public school assignment here comes from Prince George's County Public Schools, not from the neighborhood name or the listing. Enter the exact street address in the PGCPS boundary lookup at pgcps.org/boundary, save a dated screenshot, then pull each assigned school on the Maryland School Report Card site. Our Bowie schools guide explains boundaries, specialty lotteries and how to read the star ratings.
