Buying in a Bowie HOA: How to Read the Disclosure Package and Your 7-Day Window
October 3, 2026For a disabled veteran, two benefits can change the math on a Bowie home more than almost anything else: Maryland’s property tax exemption and the VA funding fee waiver. Both are easy to miss if nobody brings them up. Our team includes a disabled Navy veteran who continues to serve, so we bring them up early.
Maryland’s property tax exemption
The Maryland Department of Assessments and Taxation (SDAT) offers a full real property tax exemption on the home of a veteran with a 100% service-connected, permanent disability rating from the VA. Surviving spouses may also qualify. The exemption applies to your principal residence, and you apply through SDAT with your VA documentation.
Why it matters in Bowie: inside City of Bowie limits, the combined property tax rate is about $1.89 per $100 of assessed value for FY2027. On a $450,000 home, that is roughly $8,500 a year, or about $709 a month, that an eligible veteran may not have to pay. See our property tax guide for how the rate is built.
Not at 100%? Ask about other credits, including the homestead credit, and check whether your rating could change. Prince George’s County and the City may have additional programs, so confirm with SDAT and the county before you count on them.
The VA funding fee waiver
VA purchase loans normally carry a one-time funding fee, 2.15% on first use with less than 5% down. VA.gov states that veterans receiving VA disability compensation are generally exempt. On a $450,000 purchase, that is about $9,675 you do not pay or finance. Make sure your lender has your exemption on file before closing.
Put them together
No down payment, no funding fee, no monthly mortgage insurance and, at 100%, no property tax can make a monthly payment very different from what a standard calculator shows. Our $450,000 payment examples show the baseline. Ask a VA lender to rerun them with your benefits.
