Disabled Veterans Buying in Bowie: The Maryland Property Tax Exemption and VA Funding Fee Waiver
October 3, 2026Most new housing in Bowie is townhomes, and many first-time buyers end up choosing between a newer townhome and an older single-family house at a similar price. The list price is only part of the comparison. Here is how to compare what you will actually pay and get.
Line up the monthly costs
- Mortgage payment. Same price, same loan, same payment. See our $450,000 payment examples.
- HOA dues. Common for townhomes, less common for older detached homes. Ask what dues cover, such as common areas, trash, snow removal or exterior items.
- Property taxes. Based on assessed value, and higher inside City of Bowie limits. See our property tax guide.
- Maintenance. An older detached home usually means more of the repairs fall on you. Budget for roof, heating and AC, and exterior upkeep.
- Utilities. Shared walls and newer construction can mean lower bills.
Then compare what you get
- Space and land. Detached homes usually come with a yard and more privacy. Townhomes often have newer layouts and more bathrooms.
- Condition. A newer townhome may need less work for years. An older house may need updates, which can also be an opportunity to build equity.
- Rules. HOAs can limit fences, sheds, parking, rentals and exterior changes. Read the documents before you commit.
Think about resale
Both sell in Bowie. What matters is how your home compares with the competition when you sell, so condition, layout and price band matter more than the label. Our Bowie townhomes guide lists communities and HOA rules, and Bowie homes by price shows what each budget buys.

Townhome or condo? Check what you’re actually buying
Some Bowie “townhomes” are sold as condominiums. The difference matters. With a fee-simple townhome you own the house and the lot under it, and the HOA usually covers common areas. With a condo townhome you own the unit and share ownership of the land and building exterior, so the condo fee is often higher because it can cover the roof and exterior, and you’d carry a condo (HO-6) insurance policy instead of a standard homeowners policy. The listing, the deed and the association documents tell you which one it is.
Your rights on HOA documents in Maryland
- If you didn’t get the HOA disclosure package at least 5 calendar days before signing, you can cancel in writing within 5 calendar days after you receive it, with no penalty.
- If the association’s mandatory fees go up more than 10%, or another substantial adverse change comes up before settlement, you get 3 calendar days after you’re told to cancel.
- Read the budget and reserve information in the package. A thin reserve fund is how special assessments happen.
