Woodmore, Bowie MD: Golf Course Homes, Large Lots and 2026 Prices
Built around the private Country Club at Woodmore, with some of the largest lots in the Bowie ZIP codes. Part of it is inside City of Bowie limits and part is not, and the listing will not tell you which.
Woodmore is the only Bowie-area neighborhood built around a private championship golf course: the Country Club at Woodmore, an 18 hole Arnold Palmer design that opened in 1981 at 12320 Pleasant Prospect. Woodmore homes closed at a median of $630,000 between April and September 2026, but at a slower 29 median days on market, which tells you where a buyer has room to negotiate.
Where is Woodmore?
The Census Bureau's Woodmore census-designated place is bounded by Enterprise Road (MD 193) on the west, Church Road on the east, Central Avenue (MD 214) on the south and Route 50 on the north, about 6.61 square miles. Woodmore Road runs east to west through the middle. Until 2010 the census area also took in the land north of Route 50 that is now Fairwood. Addresses read Bowie 20721 or Mitchellville 20721, which is why the club itself uses a Mitchellville address.
Is Woodmore inside the City of Bowie?
Partly, and this is where most guides get it wrong. The Woodmore census area is unincorporated, and the City's own 2026 association list marks Woodmore North HOA as outside city limits. But the same City sources list Woodmore Estates and Woodmore Highlands as City neighborhoods in Council District 3, and The Hamptons at Woodmore in District 4. A listing that says "Woodmore" can sit on either side.

Check the "Town" field on the SDAT property record and the City's address checker before you compare tax bills. Our City limits guide shows the math.
How did Woodmore come to be?
The land history runs deep. Thomas Spriggs acquired 500 acres of forest here in 1698, and Dr. Isaac Duckett built Pleasant Prospect, a two-story brick house, around 1798. It still stands at 12806 Woodmore Road and was added to the National Register of Historic Places in 1976.
The modern community grew around the golf course. In 1977 the county bought the Shatenstein property for the new club, built through a joint venture with GolfAmerica. The club traces its roots to the Beaver Dam Golf and Country Club of 1923, later the Prince George's Golf and Country Club, which moved here after the Maryland-National Capital Park and Planning Commission bought its old course in 1979. Winchester Homes developed the Woodmore South section in 1995.
What do Woodmore homes look like?
Large Colonials dominate, with some contemporary designs and townhouse sections, and much of the housing dates from the 1990s. Lots are the standout: Homes.com's neighborhood guide puts the median lot near 44,000 square feet, roughly an acre, against a quarter acre or less in most of Bowie.
| Bright MLS data, April to September 2026 | Median sale | Closed sales | Median days on market |
|---|---|---|---|
| Woodmore (MLS name) | $630,000 | 16 | 29 |
| ZIP 20721 | $557,000 | 115 | 16 |
| All Bowie ZIPs | $500,000 | 598 | 19 |
Higher price points mean a thinner pool of buyers, so Woodmore homes take longer to sell than the 20721 average. A Woodmore listing past 30 days usually has room on price or terms, and the comparable sales will show you how much.
Which HOAs cover Woodmore?
There is no single Woodmore association. The City's April 2026 list names Woodmore Estates HOA (managed by ProCom Management), Woodmore Highlands HOA (self-managed, with a P.O. box in Bowie) and Woodmore North HOA (managed by Community Association Management Professionals and noted as outside city limits). Dues, architectural rules and amenities differ by section, so ask for the exact association name and the current budget.
Commute and nearby
Route 50 runs along the north edge for DC and Annapolis. Central Avenue (MD 214) on the south edge leads west to the Capital Beltway and Largo Downtown, the end of the Metro Blue and Silver lines and often a better rail option than New Carrollton from here. Woodmore Towne Centre in Glenarden sits to the west and Bowie Town Center to the east.
Keep an eye on the former Six Flags America site off MD 214. The park closed in November 2025 and the 515 acre property was sold in April 2026 to a partnership of 35V and TPA Group, with plans pointing toward housing and retail. That process runs through county zoning, so Woodmore owners will have a say at public hearings.
Which schools serve Woodmore?
Woodmore Elementary carries the name, and Bowie High School's own description includes parts of Woodmore, but neither fact assigns a specific house.
Every public school assignment here comes from Prince George's County Public Schools, not from the neighborhood name or the listing. Enter the exact street address in the PGCPS boundary lookup at pgcps.org/boundary, save a dated screenshot, then pull each assigned school on the Maryland School Report Card site. Our Bowie schools guide explains boundaries, specialty lotteries and how to read the star ratings.
