Belair at Bowie: Levitt's Fifteen Sections, Street by Street
About 7,500 Levitt houses built from 1960 to 1968, all inside City of Bowie limits, and the first letter of your street tells you which section you are in.
Belair is not one neighborhood. It is fifteen Levitt sections of detached houses built between 1960 and 1968 on the old Woodward estate, and every street in a section starts with that section's letter, so Stonehaven Lane is Somerset and Woodhaven Lane is Whitehall. Across Bright MLS data, April to September 2026, homes tagged Belair closed 158 times at a $500,000 median in just 13 median days on market, the fastest large segment in Bowie.
Below: where Belair is, how the sections differ, what the houses are, what you pay for water and taxes, and the things buyers usually find out too late.
Where is Belair, and is it in the City of Bowie?
The Historic American Buildings Survey describes the first sections as sitting inside a box formed by Route 50 (John Hanson Highway) on the south, MD 197 (Collington Road) on the west, MD 450 (Annapolis Road) on the north and Crain Highway on the east. More than half of Belair lies north of Annapolis Road and east of MD 197, spreading northeast from that intersection. Heather Hills is the one section south of Route 50.
Belair has been part of the City of Bowie since 1963. That means Bowie Police, City trash pickup twice a week, a City building permit on top of the county permit for projects like fences and sheds, and the City property tax, which rises from $0.40 to $0.58 per $100 of assessed value for fiscal 2027. Details are in our City of Bowie limits guide and property tax explainer.
The sections, the letters and the years
| Section | Letter | Built | Where (per HABS) |
|---|---|---|---|
| Somerset, Buckingham, Kenilworth, Foxhill, Tulip Grove | S, B, K, F, T | 1960 to 1964 | Between Route 50 and Annapolis Road |
| Long Ridge | L | 1964 to 1965 | Backs up to MD 197 on its west side |
| Heather Hills | H | 1965 | Only section south of Route 50 |
| Meadowbrook, Chapel Forge, Whitehall, Rockledge, Overbrook, Yorktown, Idlewild, Victoria Heights | M, C, W, R, O, Y, I, V | 1964 to 1968 | North of Annapolis Road, east of MD 197 |
The City groups these sections into council districts: Whitehall, Idlewild, Chapel Forge, Overbrook, Rockledge, Yorktown and Victoria Heights are in District 1; Somerset, Foxhill, Buckingham, Kenilworth, Tulip Grove and Longridge are in District 2; Heather Hills is in District 3 with Northview and the Bowie Town Center area.
What kind of houses are in Belair?
HABS records six original models at the 1960 launch, priced from $14,990 to $27,500 and ranging from 1,400 to 2,508 square feet: the Cape Cod, the Rancher, three and four bedroom Colonials, the Country Clubber and the rare Manor House. In 1964 Levitt renamed the line (the Cape became the Ardsley, the Rancher the Buckingham, the Colonials the Cambridge and Gladstone), so the later sections were sold under the new names. Original lots generally ran about 8,400 square feet; the SDAT record shows the exact lot for any address.
Sixty years on, few houses are untouched, so additions and updates drive price more than the model. Our Levitt homes guide shows how to recognize each model.
Water, HOA and the three swim clubs
All fifteen Belair detached-home sections are on the City of Bowie's own water and sewer system, which Levitt originally built, not WSSC Water. Fiscal 2026 rates were $7.11 per thousand gallons for water and $10.20 for sewer. Most original sections have no mandatory HOA, so there is no HOA disclosure package and no architectural committee, but civic associations are active.
Levitt planned recreation into the sections. The Belair Bath and Tennis Club opened at Belair Drive and Tulip Grove Drive for the 1962 season and had a waiting list by 1964. A second club opened in 1964 in Meadowbrook next to the high school site (today's Belair Swim and Racquet Club, 12728 Midwood Lane), and a third opened in 1966 in Whitehall. All three operate today as private membership clubs, with dues separate from your house purchase.

Which schools serve this section?
Prince George's County Public Schools assigns every address by boundary, not by section name, and boundaries were redrawn in the county's recent boundary initiative. Enter the exact street address in the PGCPS School Finder and save a dated screenshot before you rely on it. If the tool cannot find the address, Pupil Accounting takes questions at school.boundaries@pgcps.org or 301-952-6300.
To compare schools, read each school's page on the Maryland School Report Card site from the Maryland State Department of Education, which publishes the star rating, assessment results, attendance and other measures by year. Our Bowie schools guide explains how to read it.
What is nearby?
Belair Mansion (12207 Tulip Grove Drive) and the Belair Stable Museum are free City museums. Foxhill Park, an M-NCPPC park at 5001 Collington Road, has tennis and pickleball courts, ballfields and a trail. Annapolis Road carries most of the shopping, and Bowie High School sits at 15200 Annapolis Road. Route 50 is the drive to DC and Annapolis, and the MARC Penn Line at Bowie State is the train option; see our commuting guide.
