Where Bowie Eats and Shops: Town Center, the New Wonder Food Hall, Annapolis Road and Old Town
August 5, 2026Two Bowie neighborhoods a few miles apart can differ by more than $300,000: Fairwood homes closed at a median of $750,500 between April and September 2026, while Bowie Forest closed at $435,000. The bigger surprise for most buyers is that many homes with a Bowie mailing address are not in the City of Bowie at all, which changes your tax bill, your trash day and who answers a police call.

Is the neighborhood inside the City of Bowie?
The four Bowie ZIP codes cover far more ground than the city’s roughly 20.5 square miles. Fairwood, Mitchellville and most of Woodmore are unincorporated Prince George’s County census areas that share Bowie ZIP codes, and the old Six Flags America site off Route 214 used a Bowie address while sitting outside city limits. Meanwhile the city keeps growing: South Lake was annexed in 2019.
Here is what the line changes in practice:
| Inside City of Bowie | Unincorporated “Bowie” | |
|---|---|---|
| Property tax, FY2027 (per $100) | City $0.58 plus county $0.878 plus state $0.112 | County $1.00 plus state $0.112 |
| Trash | City pickup twice a week, recycling weekly | County contracted pickup once a week |
| Police | Bowie Police Department | Prince George’s County Police |
| Building permits | County permit and City permit | County permit |
| Leaf collection | City vacuum pickup, two passes each fall | Bag for county yard trim pickup |
To check a specific house, enter the address in the City’s residency lookup tool on cityofbowie.org, or look at the Town field on the Maryland SDAT property record. Our full City of Bowie limits guide walks through the math.
Levitt sections vs newer subdivisions: what is the real difference?
Levitt and Sons bought the Belair estate in August 1957 for $1.75 million and built about 7,500 homes. The first five sections, Somerset, Buckingham, Kenilworth, Foxhill and Tulip Grove, went up between 1960 and 1964. Long Ridge followed in 1964 and 1965, Heather Hills in 1965, and Meadowbrook, Chapel Forge, Whitehall, Rockledge, Overbrook, Yorktown, Idlewild and Victoria Heights between 1964 and 1968.
Every street in a section starts with the section’s letter, so a listing on Farris Lane is in Foxhill and one on Kenly Place is in Kenilworth. Most original sections have no mandatory HOA, and many are on the City’s own water and sewer system rather than WSSC Water. Expect smaller original footprints, mature trees and decades of additions.
Newer subdivisions, mostly from the 1980s onward and concentrated in 20720 and 20721, usually have mandatory HOAs, larger floor plans, and WSSC water. That is the main reason the price ladder in the table above climbs as you move from Belair toward Fairwood, Woodmore and Collington.
What does each price level buy in Bowie?
| Bedrooms | Median sale | Sales, Apr to Sep 2026 |
|---|---|---|
| 2 | $361,500 | 62 |
| 3 | $470,000 | 247 |
| 4 | $585,000 | 227 |
| 5 or more | $650,000 | 53 |
The busiest band was $450,000 to $550,000, with 225 sales. Under $350,000 there were only 52, and $700,000 and up accounted for 80. In between, $350,000 to $450,000 had 119 sales and $550,000 to $700,000 had 122. If your budget sits under $350,000, expect fewer choices and more competition for each one.
Quick notes, neighborhood by neighborhood
Foxhill and Northview were the fastest movers, each at a 7 day median. Northview sits near Allen Pond Park, the City’s 85 acre flagship park with the ice arena and amphitheater.
Somerset posted a higher median ($536,000) but a slower 31 days, a sign that condition varies widely: updated homes sell, dated ones negotiate. Woodmore also ran slow at 29 days, typical of higher price points with a thinner buyer pool.
Heather Hills is the Levitt section most buyers do not realize is Levitt, because it is the only one south of Route 50. Pointer Ridge, with 21 sales at a 10 day median, offers later splits and Colonials at prices just under the Bowie median.
